The price includes 7% V.A.T. and all leasehold fees.
The registration of the property at the surveying office in Thailand (now 2% of the purchase price) and stampfee (0,5%) is paid by the purchaser.

Terms of payment :
25% when signing the contract
75% after final inspecion and taking possession of the house.

Since the laws of Thailand does not allow foreigners to buy land , the purchaser lease the land.
The purchaser has full right of disposal which means the right to assign/convey the land or in other way put at someone's disposal .
The lease contract covers 30 years with the right of extension . The purchase price includes the leasehold .

In case of change in the Thai law, so that foreign citizens are allowed to phurchase land, the ownership of the land will immidiately be transferred to the purchaser
